Our Process — Grant Buildworks
Phase 01
Project Inquiry
We get to know you — your project, goals, and budget. If it's a good fit, we move forward together.
Scope of Work
What is the extent of the project? We want a clear picture of the scale — a master suite addition, a full kitchen renovation, a first-floor remodel.
Budget
What are you prepared to invest? There are thousands of small decisions during a project that all affect price. Proposing a realistic budget lets us tailor our guidance to your actual needs — and confirms we're working with aligned expectations.
Timeline
When are you hoping to start? Do you have events to work around? Does our availability line up with your schedule?
Good Fit
The most important feature of a successful project is a genuine fit between builder and client. Projects last weeks to many months. Being able to comfortably discuss details, tradeoffs, and issues — together — is vital.

Phase 02
PreConstruction
Design, budgeting, engineering, documentation. We build the entire project on paper before a single thing moves on site.

We offer PreConstruction as a professional service, priced by complexity and time invested. This phase assembles the full team — designer, builder, trade partners, vendors — to plan everything in detail before construction starts. The result: fewer surprises, better timelines, and a fully shared project vision.

Onboarding
Gathering detailed goals, budget, and timeline. As-built dimensions of existing structures. Zoning and feasibility review.

Schematic Design
The designer presents multiple directions. This is an iterative process — balancing goals, budget, and aesthetic. A first cost study follows the chosen direction.

Design Development
Plans are prepared for permitting. Engineering consultations. Coordination with city or county.

Construction Documents
Final plan set. Assembly details, cabinet drawings, material selections, lighting design. Subcontractor site meetings. Mock-ups where needed.
Design iteration loop — Schematic Design is intentionally recursive. We present directions, evaluate against budget, refine, and repeat until the design is right before advancing to Construction Documents. You're never locked in until you're ready.
Deliverables at completion
  • Scope of Work — detailed narrative of all proposed work
  • Plans Set — drawings produced for the project
  • Project Budget — cost categories with contingencies and builder's margin
  • Project Timeline — estimated linear schedule
  • Project Proposal — our price to perform the work

All documents produced during PreConstruction are owned by you at completion.

Contracts signed. Construction deposit taken. Work begins.
Phase 03
Construction
The work you planned in detail gets executed with the same care. One person leads from first day to final walk-through.
Project Stewardship
Colton leads every project from start to finish. The person you met during the site visit is the same person guiding your project to completion. No handoffs from sales to management to superintendent.
Trade Partners + Oversight
We work with excellent trade partners across all disciplines. They're held to clearly defined scopes of work and quality standards, with routine site inspections and daily access to clarify details against the construction documents.
Site Protection + Safety
We use HEPA air scrubbers in negative-pressure configuration, durable plastic containment walls with self-sealing doorways, and multi-layered floor protection. A clean, safe job site is non-negotiable.
Finish Carpentry + Craftsmanship
We self-perform all finish carpentry — architectural mouldings, ceiling trays, wainscoting, stairways, railings, built-ins, hidden doorways. These details are what separates a great remodel from a good one.
Adaptive decisions loop — Even thoroughly planned projects encounter the unexpected. When they do, we communicate clearly, present options with real costs and tradeoffs, and get alignment before proceeding. The PreConstruction groundwork makes these moments manageable rather than disruptive.
Final walk-through. Punch list complete. Warranty begins.
Phase 04
PostConstruction
You're in your new space. We follow up, stand behind our work, and stay in touch.
Review + Feedback
We care about the experience as much as the result. We ask for candid feedback — what worked, what didn't, what we could do better. It's the only way we improve.
Warranty
We stand behind our work. If something isn't right, reach out and we'll address it promptly. No runaround.
